A visit to the Turks and Caicos isn’t complete without a charter to some of our amazing reefs, uninhabited cays, and breathtaking beaches. We have a small yet select group of charters that specialize in private and custom yacht excursions.
A primary consideration when choosing a villa in the Turks and Caicos is which island or beach location is best for you. Leeward Beach and Grace Bay Beach are difficult to rival in terms of beauty and beach quality, yet many other locations provide better seclusion and tranquility. Some of our private islands rarely see anyone other than guests.
Emerald Cay Estate
Emerald Cay is an expensive estate located at Silly Creek near Chalk Sound on Providenciales. This opulent property features a turnstile bridge that can isolate the cay from the mainland. Onsite is a movie theater, tennis court, interior lagoon and canal, full feature fitness center, business center and three-story library, boat dock, wine cellar, and spectacular views over the Chalk Sound National Park, the Caicos Banks, and the West Harbour Bluff coastline.
Accommodations include eight bedrooms, eight and a half bathrooms, an open layout that promotes privacy, and an onsite caretaker’s house. The centerpiece to the main house is the great room with a mezzanine and adjacent expansive gourmet kitchen.
Tranquility
Tranquility Villa is an expansive and exclusive 9-acre (3.6-hectare) beachfront estate, located on a quiet stretch of Leeward Beach near Emerald Point and Leeward Going Through channel. The property doesn’t quite have the recognition that some other villas do, yet celebrity Kylie Jenner stayed at this mansion in 2020, and the background of many social media images she shared from the vacation were taken on the property.
Leeward Beach, where Tranquility Villa is located, doesn’t quite see the crowds that central Grace Bay does, yet is likewise an incredible beach. The Emerald Point area is adjacent to the channel that leads from Leeward out to the barrier reef, so there’s plenty of vessel traffic to watch.
Emara Estate
One of the better-known mansions in the Turks and Caicos is the villa that was once owned by the artist Prince. The property, now called Emara Estate, is located at Turtle Tail and offers 10,000 square feet, seven bedrooms, a private beach, a lagoon-like pool, spectacular views, a gym, and a tennis court.
Emara Estate is located on a peninsula that is bordered by a lagoon-like private harbor on one side. On the sheltered western side of the peninsula is the private beach, and from much of the villa and ground are incredible views over the turquoise waters of the Caicos Banks.
Coral House
Coral House boasts of having one of the finest beach locations on Providenciales, and is found right at the transition point between world-famous Grace Bay Beach and tranquil Leeward Beach. A small rock jetty marks the divide, and creates a small yet sheltered spot on the beach. The beach fronting Coral House is a bit more secluded than other stretches of the coast as there are no established beach accesses or hotels nearby.
Coral House offers seven bedrooms, seven full bathrooms, and two half bathrooms, a heated pool, and beautiful indoor and outdoor living and dining spaces.
Hawksbill Estate
Hawksbill Estate is a contemporary eight-bedroom luxury property, found on a prime stretch of Leeward Beach on the eastern side of Providenciales, and near Tranquility Villa. The villa has a full complement of amenities and services, including a butler, private chef, and housekeeping services, pool and hot tub, tennis court, basketball court, and volleyball court, a gym, and complimentary airport transfers from the Providenciales International Airport.
Leeward Beach fronting Hawksbill Estate combine sugar-soft white sand, amazing turquoise water, and access via kayak and paddleboard to the destinations of Little Water Cay and Mangrove Cay, both of which are home to our endemic Turks and Caicos Islands Rock Iguana.
Sanctuary
The Sanctuary is a very secluded property, located on the private island of Parrot Cay. Parrot Cay is best known for the COMO Parrot Cay Resort, a boutique resort, yet there are also several rental villas on the island.
The Sanctuary consists of a three-bedroom main house and two independent guesthouses of four bedrooms each. The furnishings and design were done by Donna Karan, and has a contemporary Balinese feel. As the property is managed by the resort, guests have access to many of the resort’s amenities. From the privacy and seclusion perspective, The Sanctuary is one of the best options in the Turks and Caicos.
Bajacu
Bajacu is perched atop one of the highest hills in the Turtle Tail area of Providenciales, and can boast of having some of the finest views on the island. The luxury villa offers six bedrooms and seven bathrooms, a hidden lagoon-like beach, two infinity-edge pools, property manager, private chef, housekeeping, and a butler. Many secluded lounges are found around the property.
Turtle Tail Estate
Turtle Tail Estate is located on the same peninsula as Emara Estate, which was the property that Prince once owned. Turtle Tail Estate is at a sheltered spot, and near the lagoon at the largest beach at Turtle Tail. Several beautiful small cays are located in the bay nearby. The estate was the set for the Netflix show Too Hot To Handle.
The property features five bedrooms, spectacular views, a private beach, a wrap-around infinity pool, beautiful indoor and outdoor lounging spaces, private chef and butler services, and modern fittings and furnishings.
La Dolce Vita
One of the larger villas in the Turks and Caicos is the 9-bedroom La Dolce Vita, found on Long Bay Beach on Providenciales. This property offers contemporary styling and expansive rooms and spaces. The villa’s 13 bathrooms are spacious with modern and high-quality fixtures, and there are comfortable lounging spaces around the grounds. The villa is managed by the Grace Bay Club group of resorts, which includes Grace Bay Club, West Bay Club, and Point Grace.
Long Bay Beach excels as a kiteboarding destination, as the beach is exposed to the consistent eastern trade winds, and the shallow depths of the Caicos Banks allows for standing waist-deep in the water.
Beach Villa Paprika
Beach Villa Paprika, located at Turtle Cove on Providenciales, isn’t quite as large of a property as some of the other villas discussed, yet it’s one of the few villas with great snorkeling right off the beach. The villa can be an exceptional choice for families due to its kid-friendly amenities.
A great aspect of Beach Villa Paprika is that it’s located at Smith’s Reef, which is the best beach snorkeling spot on the island. A complex set of reefs is in the area, so there’s plenty to explore. It’s common to see turtles, eagle rays, a menagerie of colorful reef fish, coral, stingrays, and more.

Villa Balinese
Villa Balinese isn’t as extensive as most of the other properties on this page, yet it has attracted some very well-known visitors, including Bill Gates. The villa is located at the Turtle Tail region of Providenciales, with a backdrop of the incredible turquoise waters of the Caicos Banks—a view that has to be seen to be believed.
Villa Balinese has three bedrooms, an infinity edge pool, a great room with a vaulted ceiling, and spacious bedrooms and bathrooms. A path leads down to the ocean.
