Where to Stay
The luxury properties available in the Turks and Caicos truly stand out for their designs, amenities, and experiences. You can find everything from opulent beachfront mansions to secluded cottages. There are also fully staffed villas that are perfect for large groups and family vacations. The island of Providenciales has the largest selection of rentals, with an option for every budget.

Grace Bay
World-famous Grace Bay Beach is one of the top beaches in the north Atlantic and Caribbean, with a wide white-sand shoreline and turquoise water perfect for swimming, relaxing, and various water sports.
Vacation rentals can be found inland from the popular beach, within walking distance of the area's many restaurants, shops, and cafés. There are few beachfront villas to choose from here beyond those found at some luxury resorts.

Long Bay
Long Bay is one of the best locations to rent a beachfront villa, as it boasts an exceptional yet quiet beach. The majority of developments on Long Bay's coast are private homes or modern luxury rentals, lending the area a quieter atmosphere than Grace Bay.
Three Long Bay resorts offer nearby dining and bar options. Long Bay is the country's best location for kiteboarding and a popular place for horseback riding. It's also fairly central (approximately a 10-minute drive from central Grace Bay).

Chalk Sound
Some of the most private and secluded luxury villa rentals are found at Chalk Sound, which is home to a large inland lagoon with electric blue water and hundreds of tiny islands. Most of Chalk Sound is rocky coast, but two beautiful and shallow beaches—Taylor Bay and Sapodilla Bay—are nearby.
The Chalk Sound and Silly Creek area is about a 30-minute drive from Grace Bay, so it's necessary to rent a car, use a private car service, or hire a taxi to access dining and shopping.

Leeward
Leeward is a gated community located only a five-minute drive from Grace Bay. The beach in this area is the eastern continuation of Grace Bay Beach, with similar turquoise water, soft sand, and great swimming conditions.
One of very few gated communities in the Turks and Caicos, Leeward is a highly desirable area, and rentals here typically come at a premium. A marina within the enclave is a popular departure point for numerous water sports and private boat charter companies.

Turtle Cove
Turtle Cove is located about a 10-minute drive from central Grace Bay. It is home to a beautiful beach as well as Smith's Reef, one of the best shore snorkeling sites in the country, and numerous luxury beachfront villas and quaint cottages for rent.
The beach at Turtle Cove tends to be exceptionally quiet, as it's not within walking distance of Grace Bay and terminates on its western end at the Turtle Cove Marina. Several restaurants, a handful of shops, and a few small hotels are located here.
Vacation Rental Types
Locally, villa loosely applies to upscale private properties let out for short-term stays. They can generally be separated into self-catered rentals and fully staffed properties.
Self-catered rentals range from budget cottages to luxury villas, yet housekeeping, cooking, and booking activities is the responsibility of the guest. Fully staffed properties have include the services of staff such as butlers, housekeepers, and personal concierges who cater to your group throughout your stay.
Villas in Turks and Caicos range from romantic one-bedroom beachfront cottages to 17-bedroom mansions on the coast. Some luxury property collections are managed by resorts and include resort access for guests.
Amenities and Add-On Services
Amenities vary largely by property. Some property collections offer the amenities of a five-star Turks and Caicos resort in a private setting, such as shared tennis and pickleball courts, complimentary breakfast, a private infinity pool, non-motorized water sports equipment, onsite security, housekeeping, and beach loungers and umbrellas. Other properties may not provide much beyond the basic amenities you would expect of a hotel room.

Butlers and Concierge Services
Butler service is a popular upgrade for the more luxurious stays in Turks and Caicos. Butlers can handle everything from cocktail service to arranging private dinners, grocery-stocking, booking onsite massages or spa services, or managing household staff.
Properties that offer butler service typically work with a dedicated butler who is familiar with the property. Several independent companies with international accreditations also offer butler services.

Private Chefs
Hiring a private chef is a great way to make use of the full kitchens that many villa rentals come with. A private chef can design a curated and bespoke menu for you and your party, be it for a special occasion or a quiet lunch with an ocean view.
Property managers and concierges can often recommend a skilled and reputable private chef, and can help you book the experience prior to arrival.

Spa Treatments
The seclusion that villas provide makes them a great location for a peaceful poolside or beachside massage. Providenciales offers a great collection of independent spas that provide mobile spa services to locations throughout the island.
Popular treatments include Swedish, deep tissue, and hot stone massages, as well as at-home facials, manicures, and pedicures. Special prices are typically provided if you book several treatments together as a package.

Prices and Taxes
There is a huge variation in price when it comes to vacation rentals, and more so than resorts. Most properties start at around $300 per night with taxes and fees, and can surpass $35,000 per night. Prices can vary by season, and rates during the winter high season may be 30–60% higher.
Accommodations in the Turks and Caicos must charge a 12% Government Tourism Tax on stays. This may not be included in the basic listed price, but should be clear at the point of booking.
Bookings and Reservations
Most Turks and Caicos vacation homes are managed by either a property management company, the owner, or in some cases by a resort.
Booking direct usually offers you the greatest flexibility (and in some cases, better prices) for your reservation. Beware of scams when booking. Fraudulent listings are often found on popular international booking platforms like Airbnb and other smaller booking sites. Paying by credit card (instead of other methods, such as bank transfers) usually gives you greater protections in the event of an issue.
It's typically required to provide a minimum of two months notice for cancellation without charge if you're booking a Turks and Caicos villa. This policy may not apply during peak tourism times, such as Christmas and New Year's Eve.
Turks and Caicos Villas vs. Hotels
Compared to the typical resort, Turks and Caicos vacation rentals typically offer greater privacy and space than a hotel suite. In many cases, properties may have an excellent oceanfront location or access to a secluded beach. Common amenities at villas that are rare in resort rooms include a private kitchen, a private pool, and an outdoor BBQ grill and lounge area. A villa can be a great and cost-effective option for large groups or families.
Rental properties, however, often incur additional fees you won't see at most resorts, such as charges for excess electricity and air-conditioning use. There's typically less within walking distance of most villas as compared to a resort in Grace Bay, and many don't include daily housekeeping.


Getting Around
Most Turks and Caicos villas are not walkable (and some may not be within walking distance of a beach). Restaurants, shopping, tours and experiences, and groceries can be anywhere from a 5- to 30-minute drive away. There is no public transportation in the Turks and Caicos, so it's typically necessary to rent a car or hire a taxi or chauffeur for the duration of your trip.

Renting a Vehicle
The options for rental vehicles range from small economy-class cars to vans, SUVs, Jeeps, and 4x4s. The vast majority of Turks and Caicos villas are located on paved roads, so it's not usually necessary to rent a 4x4 to get around.
Rental vehicles are recommended for guests staying in Turtle Tail, Long Bay, Sapodilla Bay, Taylor Bay, Chalk Sound, and Turtle Cove, which tend to be a little more isolated.

Private Car Services
Numerous businesses provide VIP transport and private car hire. Most chauffeured luxury vehicles are large SUVs with tinted windows for privacy and spacious interiors.
It's possible to hire a private car for a single ride or for the duration of your stay. Several providers allow you to book direct online, making it easy and convenient to schedule rides or airport pickup.
Activities and Experiences
Some villas have everything you need to have a great vacation. That being said, there are plenty of activities to try offsite, from kiteboarding and private boat charters to scuba diving, fishing, and more.
It's common for waterfront properties to include complimentary non-motorized water sports equipment, such as kayaks, paddleboards, and snorkel gear, for guests. Some also include bicycles and beach golf carts for getting around.
