Providenciales, Turks and Caicos Islands — Twelve new Turks and Caicos resort developments are currently underway or planned to open in the next two years as the country experiences a construction boom focused on luxury resorts and residences. These developments will add more than 950 units (rooms, suites, or other resort accommodations) to Providenciales by the end of 2027.
Another six resort developments recently announced by the Turks and Caicos Government and developers could add an additional 1,500 units to the country between 2028 and 2030. Nearly all of the projects listed below will be built on the main tourism island of Providenciales.
The Park in Grace Bay
Opening 2025, 58 units
The Park in Grace Bay will be a gated community of 58 townhomes located a short distance from the Grace Bay tourism strip. The resort and residential community’s accommodations consist exclusively of three-bedroom suites, some of which are nearly complete. Amenities will include two pools, an onsite gym, and an entertainment area. The Park plans to open as a hotel later this year.
Andaz Turks & Caicos
Opening 2026, 133 units
Fronting the popular snorkeling area of the Bight Reef, this Hyatt project will feature 59 hotel rooms and 74 residences, along with amenities including multiple pools, a spa, sports courts, and a kids’ club. Andaz is set to open in early 2026. Structural construction appears to be largely complete.
Treasure Beach Village, Beaches Turks & Caicos
Opening 2026, 101 units
Beaches Turks & Caicos is expanding its 757-room property with Treasure Beach Village, the resort’s first new village in over 10 years. Treasure Beach plans to open March 1, 2026, and will add 101 rooms to the complex as well as a 15,000-square-foot infinity pool overlooking Grace Bay Beach, seven new dining options, and a 32-seat cinema.
The Loren Turks & Caicos
Opening 2026, 67 units
The Loren is a resort and residential community planned for the Turtle Cove area of Providenciales. The project will feature a 33-room hotel, 25 condos, 9 villas, and a private marina, as well as a private event space and waterfront café. Construction is underway, and the resort plans to open in the second quarter of 2026.
The Point
Opening 2026, 54 units
The Point is the newest project for Grace Bay Resorts, a hotel group that operates half a dozen resorts across Providenciales. The Point will be an expansion of the existing Point Grace, adding 38 oceanfront condos and 16 casitas (each with their own private pool and garden) to the property. Guests and owners can expect an adults-only swimming pool, several family pools, sports courts, and onsite dining and bars. The project is aiming for completion in late 2026.
Arc at South Bank
Opening late 2026, 17 units
The beachfront Arc development will be the next addition to South Bank Resort, a 92-room resort that opened on Providenciales in 2024. Arc will add 17 sky villas with their own private pools to the complex overlooking the Caicos Banks. Guests will have access to the property's current amenities as well as Arc's own resort pool and beachfront restaurant.
InterContinental Turks & Caicos, Kimpton Turks & Caicos, and Hotel Indigo Turks & Caicos
Opening 2027, 307 units
Three resorts under IHG Hotels & Resorts will open in the Bight area of Providenciales by 2027: InterContinental Turks & Caicos, Kimpton Turks & Caicos, and Hotel Indigo Turks & Caicos. The largest of these hotels will be the Kimpton, a 192-room hotel with three pools and seven dining options that include a rooftop bar. The InterContinental will add another 59 units, and Hotel Indigo will add 56 rooms. All three hotels are being developed by Molo Hotel Group.
St. Regis, Turks & Caicos
Opening 2027, 96+ units
Construction is fairly advanced on the first two towers of the St. Regis, Turks & Caicos, a new resort that will occupy the stretch of beach between the existing Sibboné Resort and The Sands. The development will consist of several 12-story buildings located near the shopping and restaurants of the Grace Bay area. The first two towers comprise 96 beachfront condos (48 each), with more to come in phase two of development. The St. Regis also plans to open a casino, which would be the second resort casino in the country. Phase one plans to open in late 2027.
The Kempinski, Grace Bay
Opening 2027, 123 units
The Kempinski brand will debut in Turks and Caicos in 2027 with an 11-acre resort comprising 119 luxury residences and 4 beachfront villas on Grace Bay. The project is pre-construction, and will be developed by JTRE on a stretch of beachfront land east of The Venetian on Grace Bay. Amenities will include onsite fine dining, a sports center, swimming pools, hot tubs, and a spa.
Navah Turks & Caicos
Opening 2027, 11+ units
Navah is a new resort planned for the remote Northwest Point area of Providenciales. The self-proclaimed first luxury kosher resort in the Caribbean region, Navah's first phase of development will focus on completing an initial 11 villas and a gourmet restaurant, tennis courts, and a beach club for 2027. Later development will include a 35-unit condominium complex, shops, a spa and therapy center, and a cigar lounge.
Waldorf Astoria Turks and Caicos Dellis Cay
Opening 2028, 237 units
Hilton plans to open its first property in the Turks and Caicos in 2028—the Waldorf Astoria Turks and Caicos Dellis Cay. The development will feature 175 guest rooms and branded residences and 62 dedicated hotel guest rooms and suites. Dellis Cay is a small island located in the chain of islands between Providenciales and North Caicos. It is home to a beautiful beach and the site of the former Mandarin Oriental Dellis Cay project.
Janu Turks & Caicos
No opening date, units undisclosed
The second resort to open on the remote west coast of Providenciales, Janu Turks & Caicos will be a low-density resort and residential community and the sister property to Amanyara, a resort popular with celebrities. The project has yet to begin construction and no opening date has been announced. It's not yet clear how many units are planned for the development.
Beach House Turks and Caicos
No opening date set, estimated 21 units
Renovations are ongoing for the former Beach House Turks and Caicos property, a 21-room boutique hotel that previously belonged to the Turks and Caicos Collection. The property closed in 2021 and is being renovated under new ownership. No information has been publicly released on how many units the new iteration of the resort will offer, though the property is expected to open to guests sometime in 2026.
New Development at The Village at Grace Bay
No opening date set, 212 units
Several developments are forecasted for The Village at Grace Bay, a large area inland from Grace Bay Beach. The largest of these is a new complex that will consist of 4 three-story buildings, 9 retail office spaces, a swimming pool, and ancillary facilities. Construction has not started, and the name of the development is not publicly available at this time.
Moon Palace The Grand – Turks and Caicos and Le Blanc – Turks and Caicos
No opening date, units undisclosed
The latest development announcement for the Turks and Caicos is the $1.2 billion agreement between resort brand The Palace Company and the Turks and Caicos Government to build two luxury resorts near Leeward, Providenciales. While the company does not appear to have made public how many rooms the developments will bring to the country—early information suggests 792 rooms for The Grand and 235 for Le Blanc—the development will cover 40 acres between Grace Bay and the residential Leeward community. Construction permits have yet to be granted.
